As a Realty Specialist your duties will include, but are not limited to the following:
Handle complex real estate acquisitions such as large land exchanges spanning several states Ensure complex title objections of the Regional Solicitor's Office have been met during case closings Communicate with landowners, appraisers, realtors, refuge staff, surveyors, title/escrow agents, Field Solicitor's Office and other realty professionals, bureaus and agencies outside of the Service Conduct realty management case-related responsibilities including but not limited to acquisition, relocation, disposals, case closure, Migratory Bird Conservation Fund submittals, Rights-of-Way and other easements, briefing statements, and trespass or encroachment resolution Prepare and coordinate technical documents and reports, real estate maps, and legal descriptions of land Develop detailed scope of work statements explaining procedural and technical requirements for use in contracting for appraisals, title research and other real estate products and services Only experience and education obtained by the closing date of this announcement will be considered. Minimum Qualifications In order to qualify for this position at the GS-11 grade level you must possess one of the following:
A. I possess 1 full year of specialized experience equivalent to at least the GS-09 level in Federal service. Examples of specialized experience include ensuring Federal realty policies are adhered to during the acquisition of real property; negotiating with private land owners and public agencies in order to reach agreement for the purchase of land; and solving land title problems and preparing legal documents such as purchase contracts and other related documents. B. I possess at least 3 full years of graduate level education leading to a Ph.D. or equivalent degree in a major field of study directly related to this position which demonstrates the knowledge, skills, and abilities required to perform the duties of this position. You must submit a copy of your college transcripts to support educational claims. C. I possess a combination of graduate education and specialized experience as described above, that when combined meets 100 % of the qualification requirements for this position. Experience refers to paid and unpaid experience, including volunteer work done through National Service programs (e.g., Peace Corps, AmeriCorps) and other organizations (e.g., professional; philanthropic; religious; spiritual; community, student, social). Volunteer work helps build critical competencies, knowledge, and skills and can provide valuable training and experience that translates directly to paid employment. You will receive credit for all qualifying experience, including volunteer experience. Promotion Potential:
This position involves a multi-grade career ladder. The major duties listed represent the full performance level of GS-12. At lower grade levels, you will perform assignments of a more limited scope and with less independence. You will progressively acquire the background necessary to perform at the full performance level of GS-12. Promotion is at the discretion of the supervisor and is contingent upon satisfactory performance, availability of higher level work, and availability of funds.The selectee may be promoted without further competition when all regulatory, qualification, and performance requirements are met. Selection at a lower grade level does not guarantee promotion to the full performance level. Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
